In accordance with the disclosure requirements of Business & Professions Codes Section 11500-11506, California Civil Code 1363.1 and Assembly Bill 555 the following information is provided:

2.Name of Corporation: South Coast Property Management Inc., Incorporated and operating business from 2850 Mesa Verde Drive East, Suite 115, Costa Mesa, CA 92626. Corporation established in May 2003.

3.Supervising Community Manager: Scott D. Smith, CCAM. Received initial certification from the California Association of Community Managers, Inc., (CACM) on April 23, 2002 and certification is active and in good standing. Mr. Smith has met the requirements of Business & Professions Code Section 11502 and qualifies as a certified common interest development manager. The address is CACM, 23461 South Pointe Dr., Ste. 200, Laguna Hills, CA 92653.

4.South Coast Property Management, Inc. carries Fidelity Bond coverage in the amount of $50,000.00.

5.The location of the principle office is 2850 Mesa Verde Drive East, Suite 115, Costa Mesa, CA 92626.

6.Required licensing: Not required or applicable; all staff are CCAM certified and/or working towards certification as the standard for South Coast and those costs incurred by staff members are funded by South Coast for their continuing education commitment.

7.South Coast Property Management Inc. holds no vested interest in any other companies and has no binding relationships with any other service providers.

8.Scott D. Smith is a commissioned Notary Public with the State of California.

9.South Coast Property Management is a member of Community Association’s Institute (CAI) and California Association of Community Managers (CACM).
