Your contract with South Coast Property Management, Inc. is designed as an “All Inclusive Contract”. It includes all normal management operating costs that your Homeowners Association would incur as part of its full management services agreement.

annual budget development including coordination of reserve study
annual coordination of audit or annual financial statement & preparation of tax returns
escrow processing (separate fees charged to seller/buyer through escrow)
processing of assessment collection policy
CC&R & rules enforcement with written monthly reports
architectural application processing & administration
regularly published “e-newsletter” and personally developed association website updated regularly
comprehensive customer service with written monthly reports & board member online access
gate access control management (if needed)
coordination of all corporate filings and ensuring all Civil Code deadlines are met
all phone calls, faxes and regular copies
archive record storage
24 hour a day/365 days a year on call emergency service response
all annual mailings, including postage and printing for your (1) annual meeting, (2) budget and (3) audit or annual financial statement (4) meeting notice & agenda (if not posted in the common area).
